HOTEL COMPLEX INCLUDING A MULTIPURPOSE ROOM AND A NIGHTCLUB

Project idea

The city of Lubumbashi, the economic capital of the Democratic Republic of the Congo, is experiencing rapid urban and economic growth. The upscale residential district of Golf has positioned itself as the epicenter of luxury development. However, the local hospitality sector currently lacks integrated complexes capable of simultaneously offering rest (hotel), gastronomy (restaurant), business tourism (multipurpose hall), and nightlife entertainment (nightclub)—all within an eco-responsible and landscaped setting. The goal of this architectural project is to design an integrated hotel complex located on a unique plot of land, bordered by the meanders of a river in the Golf district. The central challenge lies in programmatic hybridization: How can a zone of tranquility (riverside accommodations) successfully coexist with high-activity hubs (multipurpose hall, restaurant, nightclub) ?

Project description

The design process followed an analytical and contextual approach, divided into three phases: -Site Analysis :The topographic and hydrographic study of the land dictated the building's footprint. The natural curve of the river became the guiding line of the architectural composition. -Zoning and Functional Programming: Translating the complex program (Hotel, Restaurant, Multipurpose Hall, Nightclub) into distinct yet connected spatial entities to optimize traffic flows (hotel guests vs. external visitors). -Bioclimatic and Organic Design: Choosing a fluid architectural form (visible on the floor plans )to reduce wind resistance, maximize panoramic water views, and integrate green roofs or landscaped spaces. Interior Organization and Floor Plans -Comb / Curved Distribution: The floor plans reveal an organization along a large, curved distribution corridor. Hotel rooms are oriented to maximize outward views of the landscape and the river. -The Public Attraction Hub (Ground Floor): Vast spaces at the building's head and curves accommodate the restaurant with its terrace, the flexible multipurpose hall, and the nightclub volume (designed in isolation, in the basement, or at the far end to minimize disturbances). -Landscape Integration: Numerous indoor green spaces (patios and terraces) echo the natural landscape of Lubumbashi's Golf district.

Technical information

From a structural standpoint, the main challenge was managing the steep slope of the land bordering the river. To stabilize the building, I opted for a robust infrastructure consisting of retaining walls and concrete grade beams resting on blinding concrete, ensuring a solid foundation on this sloping plot. My choice of material for the walls is Compressed Earth Bricks (CEB). This is a significant technical decision: CEBs provide excellent thermal inertia, which is crucial in our dry tropical climate. They naturally regulate indoor humidity and reduce the building's carbon footprint, while providing an organic aesthetic that integrates perfectly with the landscape. For the building envelope, I designed a double-skin façade. The brick walls are complemented by perforated architectural panels, whose organic patterns act as efficient sunshades. They filter the intense light of Lubumbashi while promoting natural cross-ventilation. I also incorporated green roofs, a technical solution that ensures superior thermal insulation for the rooms on the upper floors while intelligently managing rainwater runoff. The project's zoning was also designed with user comfort in mind. Through a precise study of noise impact, I positioned the nightclub in the infrastructure, embedded into the slope. This placement, combined with the thickness of the floor slabs and the mass of the walls, ensures optimal acoustic insulation to preserve the tranquility of the living spaces and hotel suites located in the superstructure. Finally, this project is intended to be respectful of its immediate environment: the proximity of the river dictated particular attention to the site layout, avoiding any negative impact on the banks while taking advantage of the natural setting for the well-being of guests, whether in the spa, the gym, or the reception areas."
