Project idea

In the concept of the proposed area, the pedestrian avenue plays a central role. It serves as the main hub of the area and the most attractive spot for residents. We designed it to be as pedestrian-friendly as possible. The avenue is dominated by building facades, which are purposely angled to open and close vistas while cleverly guiding pedestrians. Walkers are always presented with multiple diverse facades that interact to create a playful whole. Throughout the entire stroll along the pedestrian zone, however, the observer can see the area's high-rise landmarks in both directions. This is an intentional design choice that remains constant, offering the observer a sense of certainty amidst the changing facades.

The buildings along the pedestrian zone are the lowest in height, while its ends feature architectural landmarks of both the proposed development and the wider urban context.

Project description

The total plot area is 250,000 m². Its built-up area amounts to 122,660 m², with green spaces accounting for 62,500 m² and paved areas making up 64,840 m².

Technical information

The proposed development in the area features a total Gross Floor Area (GFA) of 1,338,531 m². The most significant portion consists of office spaces, accounting for 468,900 m² of GFA.
Residential areas reach 294,430 m² of GFA, providing 3,474 apartments for 9,200 new residents. A major element in the area is a new hospital with a floor area of 210,300 m². Civic amenities, including school buildings and the State Institute of Public Health, cover an area of 155,721 m² of GFA.

Stationary traffic (parking) was also taken into account during the design process. A total of 258 on-street parking spaces and 6,200 parking spaces in underground garages are proposed for the area.
