Project idea

The plot is located on the corner of Milady Horákové and Příkop streets. The proposed building complements the street development and follows the street line. The plot is located in the monument zone of the city of Brno. The surrounding development is intended for housing and operation. Building Green roofs are designed to improve the city environment. Access to the garages is designed from the IBC center.

Project description

The main idea of ​​the design was a simple mass that would not disturb the current development in any way and would copy the boundaries of the plot. The building is stepped in the upper part to lighten the corners and the overall mass. The lower ground floor is pushed into the mass and glazed for operational purposes. Dark gray plaster is designed for the facade of the lower floor to ground the building. The 3 above-ground floors have a white plaster design on the facade. The remaining two stepped floors have light shades of gray. The windows throughout the building are placed one above the other and are mirrored on each floor to create asymmetry.

The building is divided into 3 parts – Parking, commercial and residential. 2 underground floors are parking and are intended for residents and employees. The 1st aboveground floor is intended for commercial and entrances to the individual residential sections of the building. A total of 8 rentable commercial areas with a warehouse and facilities for employees are designed here. The entrances to the sections have their own entrance hall, staircase with elevator, cleaning room and bicycle/pram room. The 2nd-4th aboveground floors are intended for housing. Each section has 5 apartment units. The largest representation is the 3-room apartment, followed by 4-room apartment, 2-apartment and 1-room apartment. On the next aboveground floor there are only 2 sections and some apartments are connected to meet the minimum areas. On the top floor there are two residential apartments of the 4-room apartments type.

Technical information

The structural system is a combination of a wall and a skeleton system. The underground floor and the first above-ground floor are based on a skeleton column system. The columns have dimensions of 300x300 mm and are connected by 300x400 mm beams. A 200 mm thick reinforced concrete monolithic slab is used for the ceilings. The other floors have a monolithic wall system. The walls are 300 mm thick and have an axial distance of 6300 mm.
