Project idea

Dagang Tower is a proposed sustainable high-rise mixed-use apartment development located at Lot 10992, Pulau Melaka, Melaka. Inspired by the relationship between urban growth and the coastal ecosystem, the project introduces the concept of “Bakau Waterfront”, which integrates the identity of a vibrant business hub with the resilience and ecological significance of mangrove forests. The development aims to create a balanced environment where economic activities, residential living and environmental conservation coexist harmoniously.

The design draws inspiration from the structure and functions of mangrove trees, which naturally protect coastlines and support biodiversity. Through the incorporation of sustainable strategies such as passive shading, natural ventilation, energy-efficient systems, solar panels, rainwater harvesting, green roofs and landscape integration, Dagang Tower seeks to reduce environmental impact while providing a healthy and comfortable living environment. The project also promotes awareness of mangrove conservation and strengthens the connection between the built environment and Melaka’s coastal heritage.

The primary goal of Dagang Tower is to establish a landmark development that supports sustainable urban growth and economic development in Pulau Melaka. The project aims to provide high-quality residential spaces, foster business and commercial opportunities and create a resilient waterfront environment capable of responding to climate change and coastal challenges. Ultimately, Dagang Tower aspires to become a model for future developments in Melaka by demonstrating how architecture can serve as a catalyst for environmental stewardship, social well-being and long-term economic prosperity.

Technical information

Dagang Tower is a sustainable high-rise mixed-use development designed to accommodate residential and commercial functions within a modern waterfront setting. The building adopts reinforced concrete structural systems with shear walls and core structures to ensure stability and resistance against lateral loads. The tower incorporates energy-efficient building technologies and passive design strategies to enhance occupant comfort and reduce environmental impact.

The project features a sustainable façade system with external shading devices, low-emissivity glazing, and natural ventilation to minimize heat gain and improve indoor air quality. Renewable energy is supported through the integration of solar photovoltaic panels, while rainwater harvesting systems and water-efficient fixtures contribute to responsible water management. Green roofs, sky gardens and landscaped areas are incorporated to enhance biodiversity and provide recreational spaces for residents.

Mechanical and electrical services include centralized air-conditioning systems, high-speed passenger lifts, fire protection systems, emergency power supply and smart building management technologies. The development complies with the Uniform Building By-Laws (UBBL) 1984 and relevant Malaysian Standards, ensuring safety, accessibility, and environmental performance. Overall, Dagang Tower combines advanced building technologies with sustainable design principles to create a resilient and environmentally responsible landmark development in Pulau Melaka.
