Project idea

Urban study of a residential zone in the Dúbravka district of Bratislava, transforming an underutilized plot densely overgrown with vegetation into a mixed-use residential development with civic amenities.

Project description

The project addresses a site in the northern part of the Dúbravka city district. The plot is currently part of the built-up area but provides no functional use, covering 35,147.49 m² and densely overgrown with vegetation. The urban design consists of eight buildings of various floor counts arranged in a rectangular block form creating a semi-open courtyard, connected to the main transport infrastructure. The buildings form a street edge and three of them include civic amenities on the ground floor with direct access to private gardens. A service communication road runs around the proposed buildings, providing access to all facades while maintaining the tranquility of the inner courtyard space. Parking for residents is solved through two underground garages. The undeveloped part of the area preserves existing mature greenery that creates a forest character in the center of the housing estate. This area represents a reserve for future development depending on regulatory changes and also serves as an inner-block park providing quality space for recreation, relaxation, and community interaction.

Technical information

The concept follows key principles: creation of an inner block, opening of the space, adaptation to surroundings, community space, car access, preservation of original greenery, space for future development, private zones, and pedestrian accessibility. The site plan shows housing (red), civic amenities (pink), mixed housing and civic amenities (dark blue/purple), private gardens, roads, sidewalks, vegetation, underground garages, and areas for future development. Cross-sections demonstrate the relationship between buildings and terrain.
