Hill Resort at Kodaikanal

Project idea

The basic concept is to provide human comfort inside the forest using eco-friendly materials, with the resort elaborated with traditional materials and villas arranged in linear form to maintain privacy.

Project description

A hill resort located in Kodaikanal on a 22-acre site, designed for relaxation and recreation. The resort includes an admin block, restaurants, banquet hall, service block, outdoor games area, parking, suite villas, duplex villas, premium villas, spa and gym, game station, and social areas. The design uses eco-friendly and traditional materials including stone cladding, Mangalore tiles, hollow brick, and wooden panels. The site is zoned into semi-public, private, and public zones with careful consideration of existing vegetation and topography. Sit-out areas are designed for entertaining guests, hosting gatherings, and spending time with family and friends.

FSI = 1.50. Plot area = 89030.841 sqm (22 acres). Built-up area = 133549 sqm. Plot coverage = 50% = 44515.4205 sqm (10.9 acres). Setback = 3m. Max floor = G+2. Materials include stone cladding, Mangalore tiles, hollow brick, and wooden panels. DCR calculations provided for development control regulations.
