Design proposal for a gated community located at Nolambur, a 16-acre site that offers a unique opportunity to create a modern, sustainable, and community-oriented residential environment integrating apartments and villas with a complete set of amenities.
The project is a gated community located in Nolambur, a rapidly developing neighborhood known for its growing residential and commercial presence. The strategic location offers excellent connectivity to major highways, schools, hospitals, and commercial centers, making it ideal for mixed-use residential development. The 16-acre site is well-suited for a gated community offering ample space for both built-up areas and expansive green spaces. The concept focuses on creating communities beneficial to humans and the environment through green urbanism principles. The community includes LIG blocks, MIG blocks, HIG blocks, villas, a clubhouse with supermarket, admin, healthcare unit, restaurant, gym, spa, turf, swimming pool, outdoor seating areas, parks, and parking facilities. The total built-up area is approximately 1,64,853 sqm with an FSI of 2.5 and plot coverage of 50%.
Area calculation: 16.7 acres = 67,596 sqm, FSI = 2.5, built-up area = 1,48,990 sqm, plot coverage 50%. Stilt and basement parking: 75,116.31 sqm. LIG floor area: 319.25 sqm (R19.29x8.5 = 13,771.60 sqm), MIG floor area: 443.25 sqm (A41.93x8x11 = 962.34 sqm), HIG floor area: 306.25 sqm (R86.74x8x2 = 17,899.84 sqm). Villa area: 500 sqm (500x16 = 8000 sqm). Clubhouse: 930.91x4x1 = 1,618.60 sqm. Total built-up area = 1,64,853 sqm. The design incorporates green building practices using sustainable materials, green roofs, walls, and passive solar design. Water management includes rainwater harvesting, greywater recycling, and efficient wastewater treatment. Energy efficiency through solar, wind, and geothermal renewable sources. Sustainable transportation infrastructure for electric vehicles, cycling, and walking.
