Architectural Study – Revitalization of Družstevný dom Račan, Bratislava
To propose a new adaptive reuse, identify the building’s core values, and design a revitalization strategy for the entire complex.
Our proposal is based on a thorough analysis of the site, its context, and the needs of the local community. Through research and discussions with Rača residents, we identified a strong connection between the district and its surrounding greenery, as well as a lack of high-quality indoor recreational spaces during winter and unfavorable weather conditions.
The concept builds on Rača’s natural character and creates a place dedicated to relaxation, regeneration, and community. In response to today’s fast-paced and highly digital lifestyle, the project aims to provide an environment where people can disconnect from everyday stress and reconnect with themselves, others, and nature.
By opening the building towards the surrounding landscape and integrating it with the existing green environment, the design promotes a balance between mind, body, and soul. The program is distributed throughout the building to support physical activity, mental well-being, and overall regeneration, creating a year-round destination for residents and visitors alike.
We preserved the building's original structure, including the load-bearing system and the external appearance. The envelope was insulated, and the windows failing to meet thermal insulation standards were replaced. Furthermore, the interior partition walls were adapted to accommodate the building's new function. In the underground wellness area, new pools were integrated in a way that avoids compromising the building's structural integrity, allowing the existing vaults to be treated and fully preserved.
