Project idea

The project proposes a contemporary mixed-use business center that integrates office spaces, public functions, and commercial areas into a single architectural composition. Designed for the city of Rostov-on-Don, the building aims to become a recognizable urban landmark while creating a comfortable environment for work, communication, and business development. The concept focuses on flexibility, functionality, and the interaction between the building and the surrounding urban context.

Project description

The project consists of a high-rise office tower, a two-story podium with public and commercial spaces, an accessible rooftop park, and a separate three-story building that completes the overall composition of the complex. Functional zoning separates public and office activities while ensuring clear circulation for visitors and employees. Large glazed façades maximize natural daylight and establish strong visual connections between interior spaces and the surrounding city.

The detailed architectural development focused on the office tower, its technical facilities, and the underground parking. The podium and the separate three-story building were included to complete the overall architectural composition of the complex but were not developed in detail within the scope of this project.

Technical information

The office tower is designed as a monolithic reinforced concrete frame structure with 400 × 400 mm reinforced concrete columns, providing structural efficiency and flexibility for modern office layouts. The building is supported by a pile-raft foundation consisting of a 1.5-meter-thick reinforced concrete foundation slab combined with bored reinforced concrete piles located beneath the primary load-bearing elements.

The structural system is reinforced by 250 mm thick reinforced concrete shear walls extending from the corners of the central core, ensuring the overall lateral stability and rigidity of the high-rise structure.

The project also includes underground parking, technical floors, vertical circulation cores, and barrier-free access. The facade combines high-performance glazing with vertically articulated architectural elements that emphasize the tower’s proportions while improving daylight performance and energy efficiency.
