Project idea

Urban Integration of the Building into the Area
The proposed building is situated within the built-up area of the city, in a location with established urban infrastructure. The construction site is positioned approximately 2 meters below the level of the adjacent roadway. The project area, totaling 5,681.2 m², includes existing paved surfaces currently utilized as a parking lot.

Residential developments – prefabricated apartment blocks from the 1970s – are in immediate proximity to the site, defining the character of the surrounding urban environment. On the northern side, the plot borders the busy Saratovská Street, which consists of two lanes for individual transport, a dedicated public transport lane, and a tram line.

The urban design of the building respects the character of the surrounding structures and transport infrastructure, while maintaining continuity with the existing communicative and spatial links of the area.

Architectural and Functional Design
The proposed development consists of two separate structures – a parking house and a marketplace – which are functionally linked by a shared underground garage in the basement.

The parking house is designed as a multi-story building utilizing a split-level system (half-frames), with a vertical height difference of 1.5 m between floors. Vertical circulation is provided by a communication core featuring an elevator and a staircase, accessible from every level. The elevator is designed with dual-side access. Parking capacities include spaces for passenger cars, motorcycles, and bicycles. There are 12 parking spaces reserved for persons with reduced mobility and 6 spaces equipped with charging stations for electric vehicles. A café is located on the ground floor of the parking house, oriented towards the marketplace. It is situated within the interstitial space between the two buildings, which serves as a natural transit and relaxation zone.

Architecturally, one half of the parking house is topped with a slanted green roof; the turfed area takes the form of an amphitheater slope with tiered seating. This area is publicly accessible and allows for the placement of tables for seating and relaxation. The second part of the parking house roof is designed as a walkable surface with an extensive green roof system. This is a functionally utilized space that serves not only an ecological purpose but also community and recreational functions. The roof features a community garden intended for urban farming in raised beds. Part of the rooftop landscape is a children's zone equipped with play elements for various age groups. The central part of the roof is designed as a space for community gatherings, including lounge seating, gazebos, and a barbecue zone for social and leisure activities. The entire rooftop space is designed with an emphasis on creating a pleasant and accessible public space for both the residents of the surrounding apartment blocks and visitors to the marketplace.

The marketplace building is designed as a simple hall with a folded plate roof. The interior consists of an open space with wooden vending stalls. It is functionally supplemented by facilities that include storage areas, waste management zones (containers), and sanitary facilities for women, men, and persons with reduced mobility.

Technical information

Structural and Technical Design
The underground part of the building (garage) is designed as a monolithic reinforced concrete structure, ensuring the stability and load-bearing capacity of the entire development.

The parking house is conceived as a reinforced concrete skeletal system. The vertical load-bearing structure consists of reinforced concrete columns interconnected by DELTABEAM composite slim-floor beams, which allow for span flexibility and low structural ceiling height.

The marketplace building is designed as a steel frame structure composed of columns and transverse beams. The building envelope and roof construction utilize sandwich panels, with an emphasis on the thermal and acoustic comfort of the interior space. Natural lighting for the marketplace interior is provided by glazed sections within the folded plate roof, filled with polycarbonate glazing. This solution ensures uniform daylighting throughout the entire space while contributing to the building's energy efficiency.
