The project proposes a contemporary semi-detached family house integrated into a consolidated row-house structure in Veverská Bítýška. The concept is based on creating high-quality housing for two approximately four-member families while respecting the scale and atmosphere of the surrounding village environment.
The architectural design draws inspiration from traditional rural houses with pitched roofs, which form an essential part of the local identity. Instead of contrasting with the existing context, the proposal reinterprets these traditional forms through a contemporary architectural language focused on simplicity, warmth, and natural materials. The use of wooden cladding, glass surfaces, and a restrained color palette creates a calm and welcoming appearance that contributes positively to the character of the street.
A significant aspect of the concept is the balance between privacy and openness. Each residential unit has its own entrance, direct connection to the garden, integrated parking, and private outdoor spaces. The preserved existing well and the emphasis on greenery strengthen the relationship between architecture and nature, while the façade design with movable wooden shading panels creates a dynamic and unified visual identity.
The proposed building consists of two independent residential units designed for family living with layouts of 3+kk and 4+kk. The house is positioned along the parcel in order to maximize natural daylight, optimize orientation towards cardinal directions, and maintain privacy in relation to neighboring properties. The project also responds to the adjacent house on parcel no. 867/1, creating a harmonious coexistence within the compact residential structure.
The ground floor contains the social and service functions of the house, including entrance halls, sanitary facilities, staircases, technical rooms, garages, and open-plan living spaces connected to kitchens and dining areas. Large glazed openings provide direct access to the garden and strengthen the visual connection between interior and exterior spaces. The upper floor forms the private zone of the house and includes bedrooms, children’s rooms, bathrooms, and additional sanitary facilities.
The architectural expression is defined by the pitched roof silhouette and the integration of wooden façade elements. The street façade incorporates folding wooden garage doors hidden within a continuous cedar cladding system, reducing the visual dominance of parking functions. Triangular windows reflect the roof geometry and create a recognizable identity for the building. On the garden façade, sliding wooden shading panels ensure privacy and solar protection while maintaining a cohesive architectural language throughout the project.
The building is designed as a two-storey semi-detached house with an inhabited attic space. The main structural system consists of Porotherm masonry walls combined with a reinforced concrete floor slab. The external walls are formed by 300 mm masonry with an additional 200 mm thermal insulation layer to achieve the required thermal performance and energy efficiency.
Internal partition walls within the apartments are designed from 125 mm masonry blocks, while the separating wall between the two residential units uses Porotherm AKU acoustic blocks with a thickness of 250 mm to ensure a high level of acoustic comfort and privacy. The roof structure is thermally insulated to prevent overheating during summer months and to provide stable indoor conditions throughout the year.
The material concept combines white silicone façade plaster, glass surfaces, and red cedar wood cladding. The project emphasizes durability, energy efficiency, and functional living quality. Each residential unit includes integrated parking, a technical/storage room suitable for bicycles and gardening equipment, and direct access to private outdoor spaces.
