The multifunctional residential complex includes a residential building with a closed courtyard, a business center, a shopping center and a sports complex on two levels, which is equipped with separate entrances for office visitors, residents of the house and others. So the volume of the residential building is connected to the sports complex through an open gallery, the same gallery leads to the top floor of the business center, where it is possible to rent premises for personal use. The project provides isolation of residential and non-residential parts of the complex. The territory of the closed courtyard is landscaped and landscaped in accordance with existing standards and includes areas for active and relaxing recreation, household needs, fire lanes. Also, the residential complex provides for underground parking on 2 levels and guest parking spaces directly at the complex, part of the shopping center has its own underground parking, separate from the residential one, this makes it possible to exclude the intersection of the flows of visitors to the shopping center and residents of the house.

Technické informace

The site for the construction of a multifunctional residential complex, free from development, is located in Rostov-on-Don, at the intersection of Malinovsky Street and Stachki Avenue, in the "IIIB" climatic sub-area according to the issued situation. The architectural and planning solution of a multi-storey multifunctional residential complex combines apartments, service institutions and non-residential institutions.

This project presents a comprehensive approach to urban residential development by integrating various essential functions—living, working, recreation, and commerce—within a single complex. Located at the intersection of Malinovsky Street and Stachki Avenue in Rostov-on-Don, the design aims to create a self-sufficient community hub that caters to diverse needs. Key Features: Mixed-Use Integration: The complex comprises a residential building with a closed courtyard, a business center, a shopping center, and a two-level sports complex. Each function has separate entrances, ensuring privacy and efficient circulation for different user groups. Connectivity: An open gallery connects the residential building to the sports complex and extends to the top floor of the business center, facilitating easy access for residents and promoting interaction between different zones. Privacy and Flow Management: The design thoughtfully separates residential and non-residential areas, minimizing potential conflicts between residents and visitors. This separation enhances security and comfort for inhabitants. Landscaped Courtyard: The enclosed courtyard is landscaped to provide spaces for active and passive recreation, household needs, and includes fire lanes, contributing to a pleasant and functional outdoor environment. Parking Solutions: The project includes two levels of underground parking for residents and additional guest parking spaces. The shopping center has its own separate underground parking, effectively managing traffic flow and preventing overlap between residential and commercial users. Areas for Improvement: Architectural Detailing: While the functional aspects are well-considered, the project would benefit from more detailed architectural articulation to enhance aesthetic appeal and user experience.
