So the volume of the residential building is connected to the sports complex through an open gallery, the same gallery leads to the top floor of the business center, where it is possible to rent premises for personal use. The project provides isolation of residential and non-residential parts of the complex. The territory of the closed courtyard is landscaped and landscaped in accordance with existing standards and includes areas for active and relaxing recreation, household needs, fire lanes. Also, the residential complex provides for underground parking on 2 levels and guest parking spaces directly at the complex, part of the shopping center has its own underground parking, separate from the residential one, this makes it possible to exclude the intersection of the flows of visitors to the shopping center and residents of the house.

The site for the construction of a multifunctional residential complex, free from development, is located in Rostov-on-Don, at the intersection of Malinovsky Street and Stachki Avenue, in the "IIIB" climatic sub-area according to the issued situation. The architectural and planning solution of a multi-storey multifunctional residential complex combines apartments, service institutions and non-residential institutions.
