إعادة تأهيل مبنى المصنع الكيميائي السابق وتحويله إلى مزرعة متعددة الوظائف في شارع فابريتشنايا أمرٌ ذو أهمية بالغة لعدة أسباب: 1. تطوير المناطق المهجورة. يتميز شارع فابريتشنايا بتاريخ عريق وموقع استراتيجي متميز، إذ يقع في قلب مدينة نوفوسيبيرسك. وللأسف، تعاني المنطقة حالياً من الإهمال الشديد، حيث تنتشر فيها المباني المتهالكة وغير الآمنة والمستودعات، فضلاً عن غياب التشجير والتنسيق البيئي المناسب. يجمع المشروع المقترح بين إعادة تأهيل مبنى المصنع الكيميائي الصناعي السابق والبناء الجديد، مما يُنعش المنطقة ويدمجها في النسيج الحضري. 2. إنشاء مراكز جذب جديدة. بوصفها مدينة كبرى، تعاني نوفوسيبيرسك من شح المساحات الخضراء ومناطق الترفيه. وسيُسهم إنشاء فضاء ثقافي وترفيهي جديد غني بالخضرة في تعزيز الصحة النفسية والعاطفية للزوار، وتشجيع التفاعلات الاجتماعية الجديدة من خلال الأنشطة والفعاليات المشتركة. 3. إعادة التفكير في الزراعة التقليدية. - تتيح المزارع الحضرية إنتاج المواد الغذائية على مدار العام حتى في ظل الظروف المناخية القاسية، وهو ما يُمثل ميزة بارزة في ظل المناخ القاري للمنطقة. - تضمن العمليات التكنولوجية الأكثر شفافية في الإنتاج حجوماً غذائية مستقرة ويمكن التنبؤ بها مع تقليل الهدر. - في عصر التحضر، تتلاشى الحدود الوظيفية الصارمة. وتُمثل المزرعة الحضرية المدمجة مع وظائف عامة أخرى اتجاهاً متسارع النمو. - يُلغي إنتاج الغذاء داخل المدينة سلاسل اللوجستيات الطويلة، مما يُقلل التكاليف ويضمن توصيل المنتجات الطازجة إلى المستهلكين. 4. النهج البيئي. - يؤدي وضع المزرعة الحضرية داخل المدينة إلى تقصير سلاسل اللوجستيات، مما يُسهم في تقليل البصمة الكربونية. - تُقلل تقنيات الزراعة العمودية، كالزراعة المائية والزراعة الهوائية، من استهلاك المياه خلال الإنتاج. - الإنتاج خالي من النفايات: إذ يُعاد استخدام النفايات العضوية كأسمدة. - الأمن الغذائي: تقليل استخدام المبيدات الحشرية ومبيدات الأعشاب. تتيح الظروف المتحكم بها اصطناعياً إدارةً أكثر فعالية للأمراض والآفات والوقاية منها، مما يُقلل الحاجة إلى منتجات الحماية الكيميائية للنباتات. يُمثل هذا المشروع حلاً مستداماً يجمع بين التطوير الحضري والممارسات الزراعية المبتكرة والفوائد البيئية، ويتصدى للتحديات الرئيسية في التخطيط العمراني الحديث وإنتاج الغذاء.

Project description

Fabrichnaya Street can be considered the urban origin of Novosibirsk, with a rich past and great potential. The main concept of the agro-industrial complex is revitalization: the development of unused and abandoned areas through the utilization of existing resources, the creation of new meanings, and the preservation of historical prerequisites. Therefore, in designing the urban farm, the decision was made to preserve the architectural heritage of the chemical plant and seamlessly integrate new construction into the existing context. During the reconstruction of the site, particular attention was paid to the surrounding context. The area primarily consists of architecture from the Soviet era, featuring various styles such as brick modernism, Soviet modernism, and renovated buildings. The form and architectural appearance of the new construction are inspired by familiar typologies and the associative imagery of agricultural buildings. Recognizable patterns of greenhouses—gable roofs, transparent finishes, and visible structural elements—were incorporated. As a result, the central part of the complex refers to the typology of crop production facilities. To avoid monotony, vertical dominants act as compositional accents, demonstrating a reinterpretation of traditional agriculture within the framework of modern realities. Given the increased electricity consumption during production, it is logical to include alternative energy sources such as solar batteries and solar panels. Solar batteries are installed on the accessible roof of the second floor of the public block, serving both their primary function and providing shade. Solar panels are mounted on the facade of the production block, oriented toward the south and southeast sides. These panels blend organically into the architectural appearance and complement the overall color scheme. Functional and Layout Solutions of the Concept. The automated production process is economically intensive. To enhance the profitability of the facility, it is advisable to diversify functions by incorporating recreational zones, scientific and educational spaces, gastronomic areas, and commercial features. This functional variety will increase the project's recognizability, attract a diverse target audience, and positively influence the development of tourism. The main concept for the functional content of the public block is a year-round green oasis. A place where eternal summer and tropics reign—offering what Siberian residents often lack during the cold season. A greenhouse serves as the central element of the public block, spanning all three floors and connecting the other functions. The planning solutions for the production block are dictated by the technological production chain and adhere to the core principles of vertical farm design: zoning based on product types, optimal space utilization, and vertical expansion to conserve horizontal space.

Technical information

يتخذ المبنى شكل متوازي المستطيلات في مسقطه الأفقي، ويتراوح عدد طوابقه بين 3 و17 طابقاً. والسقف عبارة عن مزيج من النوعين المسطح والجملوني. ويشمل المبنى طابقاً سفلياً مصمماً لاستيعاب موقف سيارات تحت الأرض وطابق تقني يقع على منسوب -4.800 متر. كما يوجد طابق تقني في الطابق السابع لأغراض التشغيل. يعتمد النظام الإنشائي الأساسي للمبنى على هيكل إطاري من الأعمدة والعتبات. ويتألف من أعمدة مسبقة الصب بمقطع عرضي مقاسه 400×400 ملم، وعتبات بمقطع عرضي مقاسه 600×650 ملم، وبلاطة من الخرسانة المسلحة المصبوبة في الموقع بسماكة 220 ملم في الكتلة العامة. أما في كتل الإنتاج والبحث العلمي، فإن بلاطات الأسقف مسبقة الصب، وتستخدم بلاطات مجوفة بسماكة 220 ملم.
