يهدف التطوير المقترح إلى إنشاء مركز ثقافي ومجتمعي يتضمن مساحة لمدرسة فنون أولية، فضلاً عن وحدات تجارية تشمل مقهى ومساحات تجارية للإيجار في الطابق الأرضي. ومن المخطط إنشاء مستويين لمواقف السيارات في الطابق السفلي. وسيتسم الطابع العام للمبنى بكونه معلماً في الزاوية، مما سيجعله معلماً بارزاً في هذا الجزء من التطوير العمراني.

Project description

ARCHITECTURAL DESIGN The design of the building is based on the character of the site, respects its values and qualities, and also takes into account the importance that this corner building has in this location. The urban layout and orientation of the building in relation to the cardinal points also play an important role. The building consists of three interconnected bodies, which have a polygonal plan. The westernmost part of the building is the smallest and is connected to the neighbouring building, while the middle part is raised by one storey. This elevated section is entirely glazed on the north side, allowing views from the street into the foyer of the multi-purpose rooms and ballrooms above. The easternmost part of the building is raised by two storeys, which significantly accentuates the corner. This section is also glazed on the south and east sides, with slats used to provide privacy for the administrative spaces and music studios, which also regulate the light regime. The lower roofs in this part are vegetated and serve as a residence, accessible mainly to the pupils of the primary art school. The corner part of the building is illuminated by skylights, which allow natural lighting up to the first floor. In the western part of the building, which is open to the public, there is a café with a preparation room on the first floor, a smaller multifunctional hall on the second floor and a small terrace accessible from the foyer. Above this hall is a rehearsal hall which can be divided by a movable partition. On each floor of the western part there are facilities for dancers and for performers using the multifunctional halls. Above the large halls there is a vegetated roof with residence terraces. The practice hall in this section is elevated by half a storey and its roof connects to the surrounding outdoor spaces by means of residence stairs. This height of the building allows to take advantage of the view of the centre of Brno and Špilberk Castle. The north side of the western part of the building is characterised by large glazed windows with sills, while the middle part is completely permeable and uses glass walls. The corner part of the building combines both of these approaches, with large windows complemented by slats that provide greater privacy while creating an aesthetic element to the façade. LAYOUT SOLUTION The main entrance to the building is situated in the central position of the building, facing Milady Horákové Street. After entering the vestibule, which is connected to the cloakroom on the first floor and the gallery on the second floor, visitors enter a representative foyer. On the second floor there is also a cafeteria, which complements the social facilities for the users of the building. Access to the second floor is provided by both a staircase and an elevator that connects the two floors and is primarily intended for visitors to the multifunctional halls. The foyer is extended on the second floor and is connected to the balcony facing Milady Horákové Street. This space is accessible not only through the main entrance, but also through an adjacent entrance, which allows access via a lift or staircase connected to the ground floor. This access also serves as an entrance to the premises of the primary art school. On the first floor there are mostly commercial units, which have direct access from Milady Horákové and Příkop streets. Behind the staircase in this part of the building there are sanitary facilities for visitors to the multifunctional halls, which provides a comfortable and functional environment for visitors. The underground parking garage is accessible by two side staircases and two lifts, which are located on the access road from the south side of the building. Access to the garage is via a ramp that leads to the basement, where half-floor parking is designed to optimize the use of the underground space and allow for efficient parking. The administrative premises are situated in the corner part of the building and are complemented by a room with a kitchen to provide comfortable facilities. The upper floors of the building are intended for the premises of the primary art school. The corner part of the building is allocated for music classes, while the western part of the building is allocated for dance classes. In the central part of the building, which combines the functions of the music and dance departments, there are dance halls on the third and fourth floors. The fifth floor houses classrooms for music instruction with a small foyer for resting and waiting for lessons. On the south façade of the building is a large multifunctional hall, which is lit by irregular narrow windows. These specific windows provide good daylighting while maintaining the required acoustic and lighting conditions for the various cultural and social events that will take place in this space.

Technical information

المبنى مبني على ركائز من الخرسانة المسلحة ولوح من الخرسانة المسلحة. يتم عزل البنية التحتية بتقنية "الحوض الأبيض"، التي توفر الحماية من تسرب المياه وتعمل أيضاً كهيكل حامل للبنية التحتية. النظام الإنشائي الحامل عبارة عن هيكل عظمي، يتكون من أعمدة خرسانة مسلحة بأبعاد 400 × 400 ملم. على محيط المبنى توجد جدران مصنوعة من كتل سيراميك Porotherm، يُضاف إليها عزل حراري من الصوف المعدني، مما يحقق خصائص العزل الحراري المطلوبة للغلاف الخارجي. الأسقف عبارة عن هياكل خرسانية مسلحة أحادية الصب. تتحمل الأحمال الساكنة بواسطة عوارض بأبعاد 650 × 400 ملم، يرتكز عليها لوح من الخرسانة المسلحة بسماكة 250 ملم. الجدران الداخلية غير الحاملة مصنوعة من كتل سيراميك Porotherm، التي توفر متانة كافية وعزلاً صوتياً بين المناطق المختلفة في المبنى. تم تصميم درج السلالم بأسلوب أحادي الصب من الخرسانة المسلحة.
