Purpose - to develop the spatial organization of the residential area of ​​a modern country resort on the coast of Croatia. The creation of a modern country resort on the coast of Croatia near Starigrad is an important and important step that will allow developing the tourism industry in the region, improving the economic situation of the local population and providing visitors with high-quality conditions for recreation and entertainment.

Technické informace

The project provides for the building to be supported on a poured pile foundation and a monolithic reinforced concrete slab, on a prepared base. The foundation of the building is designed taking into account the physical and mechanical characteristics of soils, the characteristics of the hydrogeological regime at the construction site. To exclude the possibility of erosion of the foundation, a drainage system is laid to its base. The structural scheme is monolithic with reinforcement. Horizontal immutability is provided by disks of monolithic ceilings, and vertical stability is provided by stiffening cores, in which stairwells and elevator shafts are located. Stair flights - prefabricated reinforced concrete. Landings are prefabricated. The walls of the staircase and elevator unit are monolithic reinforced concrete 200 mm thick. Stairs 2 march. The width of the march is 1400 mm, the steps have the following dimensions: treads 300 mm, risers 150 mm. Floor slabs. The floor slab is adopted with a thickness of 220 mm from B25 class concrete. On the ceilings, floors are made with a design corresponding to the purpose of the room.Floor height - 3.0 m. Walls. External load-bearing walls are 250 mm thick, internal load-bearing walls are 250 mm thick. The frame of the monolithic wall is double. In low-rise construction, it is permissible to use meshes of reinforcement with a cross section of 8 mm. The corrugated section of the rods adheres well to the concrete mixture, the smooth rods are anchored with bends at the ends. Rebar outlet to the surface is not allowed. The maximum step of the longitudinal reinforcement in the mesh is 25 cm. The transverse step is limited to a distance of 35 cm. The lengths of the rods of the longitudinal reinforcement are selected for the entire height of the structure. Interior partitions made of aerated concrete - 150 mm. For wall insulation, it is planned to use Ytong insulation of the MULTIPOR series with a thickness of 100 mm. The roof of the building being designed is planned to be flat, at different elevations, with an internal organized water drainage. In places where the roof adjoins the protruding structures, an additional layer of waterproofing carpet should be laid.Finish the facades with decorative plaster on a reinforced mesh with a cell of 100 * 100. Decorative elements to perform on the basis of insulation. The canopies above the entrances are designed from monolithic concrete structures coated with plaster. To cover the platforms and steps of the porches, it is planned to use monolithic concrete.

This project demonstrates a commendable level of architectural and technical maturity in envisioning a low-rise residential component for a coastal resort in Croatia. The master planning is well-considered, integrating landscaping, circulation, and scenic viewpoints into a cohesive spatial arrangement that enhances both privacy and communal interaction. The three villa typologies are thoughtfully differentiated yet unified by a consistent material palette and structural system. The project excels in technical resolution—particularly in its structural strategy using monolithic reinforced concrete with appropriate seismic and hydrogeological consideration. Attention to floor thicknesses, reinforcement detailing, and thermal insulation (e.g., Ytong MULTIPOR) illustrates a high standard of design execution. The use of decorative plaster and elevation shifts on flat roofs adds visual interest while maintaining a calm, modern aesthetic. While the design is highly competent, one suggestion for further enhancement would be to explore stronger bioclimatic strategies—such as sun-shading devices, cross ventilation, or the integration of local materials with reduced embodied carbon—to strengthen the project’s environmental credentials. Overall, this is an elegant, well-engineered, and contextually sensitive residential development that enhances the value of the resort and reflects a high standard of architectural professionalism.
