Open Space Modular System with the inclusion of the third place idea

The design of an open space modular system with the inclusion of a third place idea postulates the creation of a modular system that allows for the creation of various office spaces with recreation areas. Recent years have shown that remote working is preferred in many professions, and a modular office that allows for group and individual work and is located far from the city center can be an alternative to working from home. During the break, it is possible to use recreational spaces and a café. Green system facades and green roof increase biologically active surface, and thanks to its character and usage of CLT construction the buildings are open to future extensions or adaptations, thus reducing their carbon footprint.

This project consists of eight different areas: A. CAFÉ B. RECREATION C. OFFICE D. CLOAKROOM E. RESTROOM F. TECHNICAL ROOM G. COMMUNICATION H. ENTRANCE created with different types of modules according to demand.

Technické informace

The construction of the building is made of CLT wood (walls, ceiling, and roof) and reinforced concrete (foundation slab).

This project presents an innovative and highly adaptable approach to contemporary workspaces, thoughtfully integrating the "third place" concept to foster social interaction, relaxation, and creativity outside the traditional office or home. The modular design, organized into clear programmatic zones—such as office areas, cafés, and recreational spaces—enhances flexibility and user-centric adaptability. The use of CLT construction, green facades, and rooftop gardens effectively promotes environmental sustainability, aligning with biophilic design principles. The project’s scalability and potential for future extensions further strengthen its resilience and long-term relevance. Further refinement of transitional spaces and deeper integration with landscape features could enhance the experiential quality of the site. Overall, this proposal demonstrates a forward-thinking, ecologically sensitive, and socially inclusive vision for the future of work environments.
