Project idea
Основной идеей проекта было проектирование многоквартирного дома, который станет переходом между частной малоэтажной и многоквартирной многоэтажной застройкой.
Для воплощения идеи было решено проектировать дом средней этажности и озеленение крыши для сохранения баланса между малоэтажной и многоэтажной застройкой.
Спроектировать жилой дом средней этажности в соответствии с нормами и требованиями, а также создать интересное объемно-планировочное решение, отвечающее градостроительным требованиям застройки, способное обеспечить высокий уровень проживания семей различной численности и демографического состава, при экономичности планировочного и конструктивного решений.

1. STRENGTHS: The candidate presents a fair project idea and a pragmatic approach.
2. SHORTCOMINGS:
2.1. Whilst the project idea is plainly articulated, it lacks to exhibit an academic vigor [site-analyses, brief-analyses, client-analyses, precedent-study, design-generator, concept and detail-design] that aids evaluating its merit.
2.2. The candidate does not really enter into a theoretical argument of any real significance and value to rationalize the need\demand that informs both function and bulk\sizes [i.e supported by a market-study, feasibility-study etc].
3. CREDIBILITY OF ARGUMENT: The project lacks an argument.
4. DESIGN RESOLUTION: The design exhibits a good understanding and control of the principles of design and sensitivity to scale.
5. TECHNICAL INFORMATION: The candidate’s ‘technical investigation’ is not intensively explored like her peers\ competitors. The control and command of these aspects is not displayed convincingly in this project.
6. GENERAL COMMENTS AND RECOMMENDATIONS:
6.1. Show site-analyses.
6.2. Show precedent-study.
6.3. Articulate design-generator and concept.
6.4. On proposal, the candidate must then enter into a theoretical argument that will give merit to the decision-made.
6.5. Candidate must show an understanding and compliance with the town planning scheme through arithmetic application [i.e parking requirement].
6.6. Candidate must show merits of compliance with the zoning rights of the site [as normally indicated in the town-planning scheme and should have been depicted in the document]. These restrictions may include, but not limited to; allowable number of storeys, allowable maximum height, permissible maximum coverage, permissible set-backs/off-set/building-line and allowable Floor Area Ratio e.t.c
6.7. Ensure that all fire-escape-doors open [swing] towards the direction of escape.
6.8. Ensure that the design is paraplegic friendly [i.e add ramps/lifts for vertical circulation].
6.9. In some units, the space-gradient ought to be resolved [i.e toilet door opening towards the kitchen].
6.10. Spatial quality needs attention in some units.
6.11. The project must articulate urban integration.
6.12. Indicate section-line on plan.
